What I Got Right Selling Commercial Land in Mesquite, Texas

Land deals do not close themselves, and the applied research angle I bring is what sets these listings up to win. So instead of posting a "just sold" graphic and moving on, I want to walk you through what I got right, because if you own commercial land anywhere in the Dallas-Fort Worth area, the same moves could mean less time on the market and more money in your pocket.




How Do You Sell Commercial Land to a Developer in Texas?

You sell commercial land to a developer by proving the site can be built on profitably before they ever have to ask. That means clean title, a clear read on zoning and utilities, and honest answers about frontage, access, and traffic counts. On 1 Hyde Park Drive, I treated the parcel like a data problem first and a listing second. Before I marketed it, I knew the parcel inside and out, and exactly what a buyer could put there: retail, automotive, office, and similar commercial uses. When a developer's first questions are already answered in your marketing package, you have removed the friction that renders most land deals dead.




Why Mesquite, Texas Is Drawing Commercial Development in 2026

Mesquite is pulling commercial development because of where it sits and because the rules just changed in the seller's favor. The parcel at 1 Hyde Park Drive benefits from Mesquite's position at the crossroads of Interstate 20, Interstate 30, and Interstate 635, which puts it minutes from downtown Dallas, Lake Ray Hubbard, and the wider DFW logistics corridor. Mesquite has also grown past 150,000 residents, and that number matters more than it used to.

Here is what most sellers do not know yet. In 2025, Texas passed Senate Bill 840, effective September 1, 2025. In cities of at least 150,000 residents that sit in counties of 300,000 or more, it requires the city to allow multifamily and mixed-use residential development by right on land already zoned commercial, office, retail, or warehouse, with no rezoning and no public hearing. Mesquite, in Dallas County, clears both thresholds. That means a commercially zoned parcel like this one is no longer limited to commercial use alone. The pool of buyers and the range of what they can build both got bigger, and that supports value.




What I Got Right on 1 Hyde Park Drive

The thing I got right was pricing and positioning the parcel for the buyer who could pull the most value out of it. On smaller-acreage commercial land, or land in general, the right buyer usually takes time to find. Pricing gets all the attention, but positioning is the part most people underestimate. So what is positioning? Love to explain. Glad you asked.

I identified the highest and best use up front and marketed to the buyer profile that fit it. I got ahead of the due diligence questions on utilities, easements, and floodplain so nothing stalled the deal during feasibility. And I kept the seller's goal in front of every decision, which was a clean close on their timeline, so vetting each buyer's actual ability to close was just as important as the offer price.

The result: we closed all cash, in less time than the contract allowed, with the buyer planning to develop the site under an owner-user concept. Good on them for investing in their business.




What Developers Actually Look for in a Land Deal

Developers look for confidence. In Texas, location and zoning carry equal weight, though the right location will win a buyer over even when the zoning is not yet favorable. Frontage, visibility, traffic counts, and highway proximity all matter immensely. After that, they are underwriting risk: Is the title clean? Is the zoning right, or will they fight city hall for it? Are utilities at the site? Is any of it in a floodplain? On 1 Hyde Park Drive, I had those answers ready before the questions came, and I asked every serious buyer about their timeline and funding source. In this case, marketing led to a cash buyer with a real development plan. That brought confidence, and confidence carried this deal all the way to closing.




What This Means if You Own Commercial Land in DFW

If you own commercial or development land in Mesquite or anywhere in DFW, the lesson from 1 Hyde Park Drive is that your land is worth what you can prove, not what you hope. Some landowners leave money on the table by listing without sufficient data and letting the buyer's team define the story. Others aim higher than the value can support and stall the deal. I give my sellers the data to steer clear of both. The final call is always theirs, and good data makes it easier.
