I'm Joni Freeman, PharmD, Principal Broker of JL Marsaw & Co Realtors in Frisco, Texas. I have been working the North DFW luxury market since 2015, and the question I get most often from buyers in the $1M+ range is some version of this: which market is actually worth it right now?
The answer is never the same twice. Because Frisco, Celina, Allen, and Parker are four completely different choices and which one is right depends entirely on how you actually live.
Here is the honest breakdown.
What $1M Buys You in Frisco
Frisco is the most established of the four markets and the primary landing zone for corporate relocators. Toyota North America, JPMorgan Chase, Liberty Mutual, McKesson, and PGA of America all have significant operations in or near Frisco, which means a steady stream of executive buyers with specific timelines and high expectations.
At $1M in Frisco, you are looking at a 3,500 to 4,500 square foot home in a gated or master-planned community. Frisco ISD serves this area. The infrastructure is fully built — restaurants, retail, sports venues, medical facilities. Everything is here.
The trade-off: less land per dollar than the other three markets, and more competition at this price point. Days on market have extended in 2026, which creates negotiating room that did not exist two years ago.
What $1M Buys You in Celina
Celina is the market where the ahead-of-the-curve buyer is winning right now. Sales grew 31% in Q1 2026. Buyers here are locking in before Celina becomes the next Frisco and they are getting significantly more for their money in the process.
At $1M in Celina, expect larger lots, newer construction, and master-planned communities like Wellspring, Light Farms, and Star Trail that offer resort-style amenities alongside the space to breathe. Prosper ISD serves much of this area.
The trade-off: Celina is still developing its retail and dining infrastructure. If walkability and established amenities are non-negotiable, you may find this market premature. If you are thinking five to ten years ahead, the value proposition is hard to ignore.
What $1M Buys You in Allen
Allen is where the $1M+ buyer gets the strongest value per square foot in North DFW. The market averages around $500K overall, which means $1M places you firmly in the luxury tier with less competition than Frisco.
Allen ISD serves this area. The city has a mature, established feel with strong community identity, proximity to major employment corridors, and neighborhoods that have proven long-term stability.
At $1M in Allen, expect 4,000 to 5,000 square feet, established neighborhood character, and a buyer pool that tends to be local move-up buyers rather than the corporate relocation crowd. Negotiations here tend to be more straightforward.
The trade-off: less of the new construction shine you find in Frisco or Celina. If brand-new is important, inventory is more limited.
What $1M Buys You in Parker
Parker is a different conversation entirely. The average home value in Parker already sits above $1.1M, this is not a market where $1M puts you in the luxury tier. It puts you in the market.
Parker buyers are choosing a lifestyle, not just a suburb. Large lots, equestrian properties, architectural freedom, and privacy define this market. There are no master-planned communities with amenity centers. There are homes on acreage with room to build what you want, the way you want it.
At $1M in Parker, you are buying land and space. The homes tend to be custom or semi-custom. Buyers here are not looking for proximity to retail, they are looking for distance from it.
The trade-off: Parker requires a car for everything. If walkability, proximity to dining, or a neighborhood amenity center matters to you, this is not your market.
So Which One Is Right?
That depends on answers to questions most buyers have not thought to ask before they start touring.
Where are you working and how much does commute matter? Do you need top-rated schools now or in the future? Are you buying for lifestyle, investment, or both? How important is land versus living space? Are you relocating from out of state with a tight timeline, or a local buyer with time to be selective?
Those five questions tell me more about which of these four markets fits a buyer than any ranking article or data report. I have been placing buyers across North DFW since 2015. I know what each of these communities actually feels like to live in, not just what the listing photos look like.
