I could not recommend Porscha from JL Marsaw enough! Originally I did not want to use a realtor at all. I figured that it’s 2019, and with sites like Zillow, Realtor.com, and Trulia, I could find exactly the house I wanted, figure out whether or not it’s a good deal, and complete all of the paperwork on my own. Wrong! Without using a realtor we made an offer on our first house. We got it for $20,000 less than what Zillow and Realtor estimated. We thought we found a great deal until we sent it to Porscha for a second opinion. She completed a thorough market analysis and discovered that we were probably overpaying by almost $15,000. It’s been months since that deal fell through and the house is still sitting on the market with a new price that’s below what we offered. That’s when we decided to use Porscha as our realtor and it turned out to be a great decision. She found us great houses in our price range that I missed even after searching for days. She quickly learned what styles we like and which items on our must haves list were most important, despite the fact that we’re VERY particular about what kind of house we wanted. She came with us to tour the new build communities and help us figure out which communities actually offered the most bang for our buck. With each community offering different deals like 3% off, all closing costs paid, or discounts on upgrades, it can get confusing to figure out who was actually saving us the most money, but Porscha analyzed each deal. So every time we fell in love with the latest model home she was there to remind us of what the previous communities offered that this one did not. Eventually after weeks of searching we found a house that we liked and was almost $20,000 under our budget. Porscha had been with us long enough to know that the house had everything on our “must have” list, but did not have many things on our “like to have” list and knew that we just fell in love with the price and not the home. The seller even offered to increase her commission from 3 to 4%, meaning she would take home more than if we bought a house at the top of our budget. But she was more concerned with ensuring that we LOVED our new house. The same day she sent us a house that had EVERYTHING on our must have list, our like to have list AND MORE. The only issue was that this house was closer to the top of the budget. But she crunched the numbers and discovered that the “cheaper” house had a significantly higher tax rate and HOA cost. So much so that the more expensive house would actually cost less AND give us everything on our must have list. In addition, she was able to run the comps and negotiate over $12,000 off the asking price! She saved us hundreds of dollars on our monthly payment versus the “cheaper” house all while sacrificing a higher commission for herself. It was clear throughout the entire process that her only goal was ensuring that we LOVED our new home and we do! But her work didn’t stop there. There’s a mountain of paperwork and coordination that takes place between the time the offer is accepted and we get the keys, and she was on top of it all. She communicated directly with the seller and our lender to ensure that they were giving us everything we needed in a timely fashion. She negotiated with the seller to include additional repairs that were not originally offered, and expedited the loan process when our lender was dragging his feet. She streamlined the stressful home buying process and made it simple. We would have been in big trouble without her. Hiring her was a great decision.
